What to do when an apartment is flooded

Step-by-step guidance: stop the water, call the emergency service, prepare an incident record, document damage, identify the party at fault and prepare to recover compensation.

First steps

When flooding occurs, the priorities are to stop the water, call the emergency service and document evidence. Do not rely solely on a verbal phone report: record the service request number, time of contact and the dispatcher's full name.

Procedure

  • disconnect power to hazardous areas if there is a risk of a short circuit;
  • notify the management company, homeowners' association, housing construction cooperative or emergency service;
  • request a water-damage incident record;
  • take photographs and videos of all damage;
  • invite the party presumed to be at fault to the inspection;
  • do not discard damaged belongings before documenting them;
  • commission an expert inspection and damage calculation.

If the management company does not attend, send a written request, document its refusal and collect evidence yourself with witnesses present.

Inquiry

Send photographs, the water-damage incident record and a description of the situation

You can send photographs of damage, the management company's incident record, videos, correspondence with neighbors, the management company or insurer, a valuer's report or court documents.

  • inspection and documenting damage;
